As Senior Associate and Leasing Director at Gridline Properties, Emilia Howard leads the firm’s leasing division, overseeing its strategic direction and guiding leasing initiatives across Miami’s urban core. She plays a pivotal role in developing new business opportunities, managing key landlord relationships, and driving Gridline’s mission to connect dynamic tenants with transformative spaces that shape Miami’s evolving neighborhoods.

Since joining Gridline in 2019, Emilia has brokered numerous lease transactions across retail, food and beverage, and office sectors—closing deals with notable tenants such as Monster Energy, Elite Models, and Touchland. Her work has been instrumental in the revitalization of emerging neighborhoods such as Little River’s Uptown District, where she led the multi-tenant leasing of Ebb & Flow, a community hub for dining, retail, and entertainment. Her client roster includes distinguished property owners and developers such as Goldman Properties, Big Move Properties, LNDMRK Development, MiMo Bird, and Why So Serious LLC.

Before transitioning into commercial real estate, Emilia built a successful 15-year career in the retail and fashion industries, where she developed an intuitive understanding of consumer behavior, brand storytelling, and community engagement. She served as Store Manager for Shinola Detroit in Wynwood, where she launched key community partnerships and experiential activations that elevated the brand’s presence in Miami. Her earlier retail roles honed her expertise in luxury sales, client development, and visual presentation, skills that now inform her approach to curating successful retail tenancy strategies.

Emilia holds a Bachelor of Applied Arts and Sciences from the University of the Incarnate Word in San Antonio, Texas. Outside of work, she enjoys beach days, traveling, and exploring Miami’s diverse culinary scene with family and friends.
